At Second Act Inspections, we adhere strictly to the Standards of Practice of both InterNACHI and the state of New Jersey during all Home Inspection Services. We go above and beyond to give our clients the best service and care possible, doing a visual walk-through inspection of all of the home’s safely accessible systems and components.
We use a FLIR Thermal Imaging camera as needed during our home inspection services for no additional charge. This camera allows us to find areas of “out of the norm,” such as heat/cool issues not visible to the naked eye, and can be helpful in diagnosing hidden moisture intrusion issues, overheating circuit breakers and improperly balanced HVAC systems, etc.
We use a 360° camera during our home inspection services to collect 360° images of the home’s layout, where it makes sense or is necessary. This makes it easier to document each room in the home and make follow-up observations about the spaces after leaving the property.
A Buyer’s Inspection serves to give a home buyer all of the important information they need about a home to make well-informed decisions about repairs, purchase, and maintenance. During the inspection, we uncover defects in the home and help buyers become better acquainted with the property.
By scheduling a Pre-Listing Inspection before putting their home on the market, sellers can get all the information they need about the property to communicate effectively with potential buyers. During the inspection, we will also find the defects that sellers should repair before listing to make the home more attractive to buyers.
New Construction Inspection
A New Construction Inspection is completed before the final walk-through and serves to help the builder/buyer identify the oversights made during the building process. The builder can then prepare the home for a smooth and safe move-in.
New Construction Phase Inspections
We will inspect the construction of a home at the framing and foundation, electrical and duct work, finish, and pre-inspection phases. New Construction Phase Inspections are intended to help ensure that defects aren’t present before the builder moves on to the project’s next key step.
11th Month Warranty Inspection
A new home sold with a builder’s warranty should be inspected for covered defects before the warranty’s final month. During the 11th Month Warranty Inspection, we help homeowners identify which defects exist in the home so they can request appropriate repairs.
Home Maintenance Inspection
Staying on top of the minor issues in a home helps to ensure that they don’t become major, expensive repair needs later on. During a Home Maintenance Inspection, we identify these issues so that they don’t go unnoticed.
4 Point Inspection
A 4 Point Inspection may be desired by those looking for a truncated inspection or required for insurance purposes. This inspection covers only the roof, electrical system, plumbing system, and HVAC system. This 4 Point Inspection does not replace a full home inspection.
Buyers can get some additional peace of mind by scheduling a Re-Inspection as a follow up to the Buyer’s Inspection. We will revisit the home to check that all agreed-upon repairs were completed as requested.
Radon is a toxic, cancer-causing gas that occurs in soil but can rise into a home, building up to unsafe levels once trapped inside. Radon can’t be detected by sight, odor, or taste, and professional equipment is required to measure levels. We contract out our Radon Testing service to a professional third-party.
Wood-destroying organisms, such as termites, destroy the wood in a home and may cause expensive structural repairs if left untreated. We contract out our WDO Inspections to a professional third-party.
Extra Care Service
We are participants in HomeGauge’s Extra Care Service. Second Act Inspections goes above and beyond to help our clients succeed as homeowners, even after the inspection is over. After the inspection, we continue to assist our clients by helping them get a reliable insurance quote for their investment.
